Thank you for reaching out to Pomona Valley Habitat for Humanity regarding our homeownership program. Habitat builds homes in collaboration with generous individuals, businesses and municipalities, and because of this, Pomona Valley Habitat is limited on the available projects to offer for sale. Therefore, we only accept applications during certain periods.
We encourage you to check back on our website and also ensure you follow us on social media channels and are receiving our emails. Our first-time homebuyer program is on-going, but due to the lack of project inventory, we do not know when we will begin taking homeownership applications for the next project. Be assured that when the project does come available, we will advertise on social media and on our website so check in with us often. Thank you and we wish you all the best.
Pomona Valley Habitat for Humanity’s core homeownership program provides safe, decent, affordable housing to hardworking families in need.
Our Homeowner Services Committee evaluates applicants according to the following criteria:
Need:
- Unfit living conditions
- Housing costs excessive in relation to income
- Cannot qualify for conventional housing loan
Ability to Pay:
- Must have reliable income and history of stability.
- Gross income must align with HUD guidelines according to County median income limits; gross income may include family assistance, child support and alimony.
- Must be able to pay $2500 towards escrow closing costs.
- Acceptable credit history with minimum 600 Credit Score.
- Section 8 recipients do not qualify for our affiliate’s program.
- Bankruptcy: If a family has not filed in the past five years and the debts are paid, they are eligible to apply.

Willingness to Partner With Habitat
- Desires home ownership, accepting its obligations.
- Prepared to sign agreements for “sweat equity” of 500 hours for Co-owners, or 250 hours for single owners. All sweat equity hours must be completed prior to occupancy.
- Willing to participate with Habitat in an ongoing relationship.
- Willing to sign an agreement to provide Habitat with an option to buy back the home in the event the owner needs to sell.
- Willingness to participate in public events and be an advocate of Habitat’s affordable housing program.
NOTES:
- All Applicants must provide proof of Identification using a valid Driver’s License, Social Security or valid Passport.
- Applicants must live within our 16-city service area which includes the following cities: Chino, Chino Hills, Claremont, Covina, Diamond Bar, Glendora, La Puente, La Verne, Montclair, Ontario, Pomona, Rancho Cucamonga, San Dimas, Upland, Walnut, and West Covina.
- If the Applicant and Co-Applicant are not married and either has been previously married, the applicant will be asked to provide proof of divorce or to submit a notarized release from the separated spouse.
Pomona Valley Habitat for Humanity does not maintain a waiting list or mail out Homeownership Applications – you are encouraged to follow us on social media and ensure you are receiving our emails. Updates on new projects and opportunities to apply will be advertised on all our platforms.
